Ukrainian modular home manufacturer SCANDI has entered the European market and launched its own production facility in Germany. This marks a new stage of growth for the company, which has been specializing in modular housing since 2017 and has earned the trust of clients and partners across Europe.

But SCANDI is doing more than expanding its geographical footprint – it’s reshaping the very approach to residential development. Through its proprietary technology platform, customers can visualize their future home in 3D, calculate the price, and place an order online – all in just one click. In an interview with Forbes BrandVoice, Serhii Lotsman shared how technology is rewriting the rules of the housing market.

About the DABL Platform

You’ve developed a technology platform called DABL. What’s the concept behind it?

DABL – short for Digital Architecture Builds Living – is a digital infrastructure that connects architects, manufacturers, developers, and end customers in a single system. Our goal is to standardize the entire housing creation process and make it equally transparent, manageable, and scalable across all European countries.

The platform allows users to choose a house model, size, and configuration, and to instantly get a 3D visualization, the final price, and the installation timeline – all adapted to the building standards of the specific country.

DABL is part of the broader SCANDI ecosystem, which also includes an in-house R&D lab and production facilities in both Ukraine and Germany. 

Essentially, we’ve made the entire construction process fully digital – from ordering to the finished home. Everything happens quickly, conveniently, and with no hidden costs.

At the same time, platform partners – architects, developers, and manufacturers – get their own digital showrooms on DABL, where they can showcase and sell SCANDI solutions. They no longer have to spend time on individual sales or customer communications – the system automates it all. This allows architects to stay true to their core mission – to create, not sell – while representing the SCANDI brand.

How many partners are already registered on the platform, and who are they?

Currently, the platform has over 100 active users from Germany, the Netherlands, Poland, and Denmark. By the end of the year, we plan to bring in more than 2,000 additional partners – architects, developers, and retailers – all working according to SCANDI and DABL standards.

Our ultimate goal is to make DABL the global benchmark for digital development, connecting more than 250,000 professionals in the construction industry into one worldwide network.

We carefully select those who share our values: precision, integrity, and a technology-first mindset. We’re not chasing numbers – we’re building a system that truly transforms the industry.

How does the DABL online configurator work?

The process starts with selecting a base model from the SCANDI catalog. From there, users can customize every detail – module types, total area, number of rooms, layout, facades, finishes, furniture, heating systems, and more. All changes are instantly reflected in 3D or 2D visualization, giving a realistic view of the future home.

The platform automatically calculates the project’s final cost – a fixed price with no hidden fees – and displays all technical specifications and components of the order.

Once the configuration is complete, the order is automatically sent to production, while the customer gains full control and real-time transparency over the entire construction process. In this way, DABL transforms the traditional homebuilding process into a seamless digital experience.

Can DABL redefine development standards in Europe?

The world has gone digital – yet construction remains largely analog. DABL cuts through the chaos by automating processes and bringing full transparency to every stage, from design to installation. In my view, it’s nothing short of a revolution in an industry that has remained unchanged for decades.

We recently presented DABL at the Building Green exhibition in Copenhagen, where I had the opportunity to meet Andrii Yanevskyi, the Ambassador of Ukraine to the Kingdom of Denmark. Our product generated strong interest among European professionals and confirmed that the demand for digital solutions in construction is growing rapidly.

The European Focus

SCANDI is a manufacturer of modular homes. Why did you choose this niche, and how did you assess the market potential before launching?

According to our research, Europe faces a shortage of more than 15 million new housing units each year. In Western Germany alone, there is currently a deficit of around 1.2 million apartments, as reported by the Pestel Institute.

Traditional construction simply can’t keep up with demand – there’s a lack of skilled labor, energy costs are rising, and regulations are becoming stricter. We conducted a detailed analysis of the markets in Germany, the Netherlands, and Scandinavia, and found that the demand for energy-efficient, technologically advanced housing continues to grow steadily.

What is the main advantage of modular homes?

After 17 years in architecture and construction, we clearly saw the main problem in the market: traditional housing is usually slow to build, expensive, and comes with no guaranteed outcome. That’s why eight years ago we shifted to a modular model, where a home is no longer improvised – it’s a finished product with a fixed price, standardized quality, and a digital configurator.

We deliberately targeted the middle-class segment with homes up to 200 sq. m, focusing primarily on around 100 sq. m. This isn’t about saving money – it’s about practical rationality and a new lifestyle culture. Large villas with swimming pools are no longer what modern families need. Today’s homeowners seek balanced space, energy efficiency, and financial predictability. Modular housing is therefore not a passing trend but a natural response to the challenges of our time.

The key advantage of modular construction is the technology itself, which eliminates the chaos of traditional building and guarantees a stable, predictable result.

You’ve launched production in Germany. Why this country?

Germany is one of the most complex and highly regulated markets in Europe, which is exactly why we chose it for production. We didn’t want to remain a peripheral exporter; we aimed to become part of the system that sets industry standards.

Opening the facility in Uelzen gave SCANDI not just the status of a local manufacturer but full integration into the European regulatory and professional framework. All our homes are certified, and our status as a licensed Handwerkskammer operator means SCANDI products can carry the ʼMade in Germanyʼ label.

This has provided not only a reputational boost but also institutional legitimacy – from participating in industry discussions to inclusion in awards and expert commissions.

What defines modern, high-quality housing for both Ukrainian and European markets?

Today, the quality of housing is measured by comfort, energy efficiency, and transparency throughout the construction process. In Ukraine, buyers are no longer satisfied with ʼjust square metersʼ – they seek thoughtful architecture, aesthetic design, and a stable indoor climate.

In Europe, this is combined with strict sustainability standards, carbon footprint monitoring – that is, the greenhouse gas emissions generated during a home’s production and operation – and material certification. Yet despite all these regulations, the core demand remains the same: fair pricing, fast delivery, and predictable results.

In this context, SCANDI – blending Ukrainian energy, German quality, and Dutch innovation – meets modern market expectations more precisely than ever.

What is the price of SCANDI modular homes, and what does it depend on?

We offer two main product lines that cover 90% of the current market demand. The first line consists of classic single-family homes for permanent living, ranging from 60 to 128 sq. m with full specifications. In Ukraine, these homes are priced between ₴1,600,000 and ₴3,200,000.

The second line, SCANDI Mobility, includes homes from 20 to 80 sq. m. These modular units can be installed as permanent buildings or as temporary solutions without a foundation. This format is becoming increasingly relevant for private plots, social housing programs, and fast-deployment residential projects in both Ukraine and Europe. In Ukraine, SCANDI Mobility homes range from ₴900,000 to ₴2,200,000.

We are also in talks to use SCANDI Mobility in social projects, including a new bill from Ukrfinzhytlo that has been submitted to the Cabinet for approval. Additionally, our team is working on integration with Diia, enabling online contract signing. This creates a multi-layered integration system that combines architecture, finance, and digital services into a single ecosystem.

Trends in the European Housing Market

What is the potential for modular homes in Europe?

The global housing market is on the brink of a major transformation. While modular homes were once seen as a niche solution, today they are emerging as a full-fledged alternative to traditional construction.

In Ukraine, modular housing has become a solution for rapid reconstruction. In Europe, it is viewed as a strategic shift toward factory-based development, reducing waste and digitizing the construction process. In both cases, a common trend is emerging: people want control over the process, speed of delivery, and predictable, sustainable outcomes.

Are you planning to expand to other countries?

Yes, we are already operating in Germany, the Netherlands, and Ukraine, and the next targets are Austria, Switzerland, other European countries, and the United States. We are expanding through a licensing model, providing partners with the SCANDI brand, DABL technology, quality standards, and control systems that ensure a consistent product level regardless of location.

Our approach is about building a network united by a shared philosophy and operational logic. We are not just creating a business model – we are shaping a new architecture of living: flexible, digital, and grounded in trust and quality.
